Homeowners' Association

  • Beacon Hill Homeowners' Association annual fee: $185
  • Dues are billed annually on March 1st.
  • Dues are used to pay for: snow removal, parking lot maintenance, mowing and maintenance of common areas, annual meeting, and association accounting.
  • There is an additional trash fee of $135 per year for service on private streets in Beacon Hill. (All except Emerson Lane and Wordsworth Court)
  • A $25 account set-up fee is to be paid at closing and sent to Beacon Hill HOA (PO Box 1527, Harrisonburg, VA 22803) along with the new owner's contact information.
  • Special Assessment: $36.50 due by October 15, 2009

Neighborhood Covenants
Everyone in Beacon Hill agrees that an attractive, uncluttered, inviting neighborhood ensures that homes retain their value. The following deed restrictions are of particular note:

  • No recreational vehicles, trailers or commercial vehicles may be parked more than a couple of hours in Beacon Hill. (A special rate is available for Beacon Hill residents at a nearby storage facility.)
  • Pets must be on a leash when off the owners' property
  • Pet owners must clean up after their pets. Beacon Hill has two pet litter stations.
  • Owners are responsible for the maintenance of their yard
  • Each townhome has two assigned parking spaces
  • No more than 3 unrelated persons may occupy a Beacon Hill townhome
  • Changes to the exterior appearance of any Beacon Hill townhome, including landscaping, must be approved by the Homeowners Association
