Guidelines for Purchasers' Realtors
Attachments needed to complete the sales contract:
- Standard Features List (for the appropriate style townhome) [ print ]
- Extras & Options List (for the appropriate style townhome) [ print ]
- Letter of Pre-qualification from Lender, including type of financing
- Escrow Deposit of $1,000*
- Options Selection Form (within 5 days of date of sales contract) *
- Warranty Addendum [ print ]
- Acknowledgement of Receipt of HOA Documents / Square Footage Addendum [ print ]
- Floor Plan of Appropriate Townhome
- Investor Addendums (when applicable) [ print ]
* Purchasers will forfeit escrow deposit if contract is cancelled for reasons other than those stated in the contract.
* Options selection should be completed within 5 days of date of sales contract, because some options will alter the final price of the townhome. Purchasers must be accompanied by their Realtor.
Appointments
To avoid mis-communications and confusion, Purchasers must be accompanied by their Realtor for each appointment and walk-through. Federal regulations prohibit access to the construction site unless accompanied by a Beacon Hill Townes representative.
Walk-throughs
Purchasers and their Realtor will have two walk-throughs of the townhome before closing.
1. Pre-drywall walk-through
2. Pre-closing walk-through (10 days before closing)
Walk throughs will be arranged between Linda Mars and Purchaser's Realtor, at the appropriate stage of construction.
Contingency Sales
We regret we cannot accept contracts contingent upon the sale of another property.
Changes in Options
After options have been selected and are a part of the sales contract, requests for changes must be submitted on a Request for Change Order and accompanied by a check for $100 made out to Beacon Hill Townes. Application fee is non-refundable. Requests might not be granted, and, if granted, applicable prices will be higher than those on the price list.
